    Project Specifications

    Structure

    Entre Shell: Reinforced Cement Concrete (RCC) framed structure to withstand wind & zone III seismic loads with solid concrete block masonry partitions and roof height of 1Oʼ. Internal partition walls of 4”/6” solid concrete blocks. External walls of 8″ solid concrete blocks. Internal plastering of single coat with sponge finish. External plastering of double coat with sponge finish.

    Doors and Windows

    Main Door: Both Frame & Shutter is of good quality Teak Wood. Fitted with mortise locks of Godrej/Europa/Equivalent make designer handles (both inside and outside), night latch, stoppers, bolt and magic eye of standard make. Other Doors: Good quality hard wood with Masonite flush shutters. All hardware in brush finished stainless steel. All mortise locks of Godrej/Europa/Equivalent make. All door stoppers magnetic/concealed. Windows & Balcony Doors: Good quality hard wood with Teak shutters with standard hardware.

    Painting

    All Interior Walls & Ceilings: Superior Quality Acrylic Emulsion Paint over smooth putty finish. Exterior walls: Painting of two coats of exterior acrylic emulsion paint over one coat of primer. Door & Windows: Polished finish for all doors & windows.

    Sanitary and Plumbing

    All Areas: CP fitting and sanitary of luxury make. All CP fitting chrome plated. PVC water supply and drainage lines. 24×7 solar hot water. All Bathrooms: Wall-mounted EWC with concealed flush tank and health faucets. Shower assembly with wall hot & cold mixer. Porcelain wash basins with hot & cold-water mixing faucets fitted with 32mm CP waste coupling & CP bottle trap. Utility: Faucets with provision for washing machine. Powder Area: Porcelain countertop wash basin with standard faucet.

    Electrical

    All Areas: Copper wiring of reputed make concealed in 19mm diameter, 2mm thick PVC conduit pipes. Modular switches of reputed make. 3/22 copper wire for 5A sockets (up to 1.1 KW appliances). 3/20 copper wire for 15A sockets (up to 3 KW appliances). 1/18 copper wire earthing circuit. 1 ELCB and sufficient numbers of MCBs of reputed make. Provision for 2 KVA online UPS. At least one socket, adequate lighting and fan points in all areas. Car Parking: Electrical Vehicle Charging point.
